The minimum stay is 10 nights, but we'd love to have you longer! Long stay discounts apply automatically:

• Stay 30+ nights → 15% off
• Stay 60+ nights → 20% off

The longer you stay, the more you save!

• To secure your booking, you must provide your payment details when making a request.
• Once we confirm the booking details, we'll send you an email with your booking confirmation.
• 30 days before arrival, we will charge 50% of your total booking amount, the remaining balance will be charged upon check-in.

• You can cancel or modify your booking for free up to 30 days before arrival.
• If you cancel between 30 and 15 days before arrival, we will charge 50% of the total booking amount.
• If you cancel within 15 days of arrival or do not show up, you will be charged 100% of the booking amount.
• If you have previously canceled a booking with us in the past 3 months, we will charge 50% of your total booking amount at the time of your next reservation.

PS: Because we understand that some circumstances are out of your control, if someone books your room for the period you had to cancel, we will refund you for the nights that are rebooked.

Quiet hours are from 11 PM to 8 AM. During these times, please:
✔ Keep noise levels down in all spaces, including the kitchen, laundry, and bathrooms.
✔ Close doors gently to avoid disturbance.
✔ Be mindful that sound travels easily through open windows, especially in the courtyard area.

✔ Day visitors must be approved by the management team beforehand.
✔ Overnight guests are not allowed. If a friend or partner wants to stay, they must book a room or request be added to your booking (if staying in a double room).

No smoking or vaping indoors, step outside for a fresh-air break.

The possession or consumption of illegal drugs is strictly prohibited and will result in immediate eviction and notification to authorities.

If a rule is violated:
✔ A written warning will be issued explaining the infraction.
✔ Depending on the severity, violations may result in immediate eviction without refund.
✔ The management team reserves the right to enforce this policy.

The house and the rooms are professionally cleaned every week, but we must collectively take care about it.
✔ Clean up after yourself: if you use it, wash it, and put it away.
✔ Trash disposal: It is emptied twice a week by our professional cleaner. On other days, if you notice it's full, please take it to the outdoor waste container.
✔ General rule: Always leave common areas clean and tidy after use.

Each room has a labeled cupboard and fridge space. A "shared" shelf is available for communal items. Before leaving, check your food, donate what's still good and dispose of expired items.

Keep toiletries in the designated storage baskets and store towels in your room.

Desks are not assigned, use any available one, but clear your space after each session.

Each room has an assigned recycling bin, which must be emptied into the appropriate recycling container when full. Pitaya Coliving has designated bins for plastic, cardboard, and glass. Please help protect the beautiful island by recycling properly.

Candles, incense, sage, palo santo or similar items are not allowed.

Since we share this space, we all have a collective responsibility to keep it safe.
✔ Always close doors and windows when leaving.
✔ Ensure the main building entrance remains closed at all times.
✔ Pitaya Coliving is not responsible for lost or stolen items, so please take care of your valuables.

We share our building with other neighbors, so let's be considerate:
✔ Keep noise levels down in hallways and staircases.
✔ Avoid slamming doors when moving between spaces.
