Monthly rates are valid from March 1st to September 30th of each year. One month equals a 30-day rental. From October 1st to February 28th, only daily and weekly rates are available — monthly rates do not apply during this period.

For monthly stays, the following additional costs apply:

• Water fee: Flat rate of 500 Baht/month/person
• Electricity fee: 7 Baht/meter unit
• Damage deposit: One month's rent
• All prices include VAT at 7%; VAT will also be added to utilities.

Yes! An extra co-liver charge applies:

• 300 Baht/day
• 1,500 Baht/week (7-day stay)
• 3,000 Baht/month (30-day stay)

The extra co-liver enjoys the same privileges as the primary member, including community events, shared kitchen, and coworking space access.

• The booking deposit is 50% of the total rent.
• To extend your contract, a minimum of 14 days' notice before your check-out date is required.

Hub53's cancellation policy is as follows:

• 100% refund for cancellations made more than 30 days before check-in
• 50% refund for cancellations made 14–30 days before check-in
• No refund for cancellations less than 14 days before check-in
